Premium MLS Plan
In addition to your home listing on the Private Sale Partners website, the Premium Plus MLS Plan includes listing your property on a local multiple listing service (“MLS”) as well as the national listing service, Realtor.com, for six months accessible by real estate brokers and agents. The MLS and Realtor.com listings are handled by an independent, local real estate broker/agent in your area. This broker/agent will contact you in order to contract with you separately and activate your listings on MLS and Realtor.com for you. There are no ADDITIONAL FEES TO PAY.
All MLS and Realtor.com listings require a buyer’s agency commission if a real estate broker assists you in finding a buyer (commissions may vary by market).
The following outlines the process for activating your MLS and Realtor.com listings and encouraging brokers/agents to show your home (see Terms and Conditions of Use and Service for complete details):
- Your contact information will be forwarded to a local, independent real estate broker/agent.
- You will be contacted by a local broker/agent within two working days of signing up for the Premium Plus MLS Plan and can expect you MLS Listing to occur within 48 hours of completing the listing agreement with the local broker/agent. The Realtor.com listing will occur anywhere from 2-5 day upon receipt of same listing agreement
- You will be required to sign a separate MLS listing contract for six months (there are no additional fees to pay) beyond your Private Sale Partner membership fees.
- You will be required to provide listing information to the local broker/agent for your property and one photo only.
- You will be asked to pay an agent commission (from 1% to 3%) if a real estate broker brings a buyer to your property. They would do this because they found your listing on the MLS or their buyer may have seen it on Realtor.com. The only way to appear on Realtor.com is if you have an MLS listing. There is no requirement to pay this commission but then there is no incentive for a broker to bring a buyer to your property. In essence you are increasing the possible market share of buyers by appearing on the MLS and should be willing to protect the buyer's broker by incenting them to include your property in listings they show to their clients. The MLS regulations are governed locally and can vary from county to county.
- Be aware that there are Potential Non-Compliance Regulations that your MLS broker can be held accountable for. You must notify them when there is a pending sale and when your home is actually sold. The broker/agent has to update the MLS accordingly and failure to do so can result in a fine. It is your responsibility to notify the broker/agent of the status of your listing at all times. The local agent/broker may ask for your Credit Card information for protection.
